Groundbreaking Celebration Held for Cold Spring Apartments
Tannersville, NY — On July 2, 2025, Ashley McGraw Architects celebrated the groundbreaking of the Cold Spring Apartment Complex, a transformative new development in Tannersville, NY, that blends sustainability, affordability, and community-driven design. Developed by RUPCO with support from the Hunter Foundation, this 9% LIHTC-funded project addresses the pressing need for workforce and senior housing in the region while embracing the highest standards in green building.
Located on the site of the former Cold Spring Hotel at 55 Spruce Street, the complex will deliver 56 affordable homes, 40 designated for workforce households earning 50–90% of the Area Median Income (AMI) and 15 for seniors aged 55+ earning between 30–50% AMI. Eleven of the homes will be prioritized for individuals who live or work in Greene County, and nine will be fully accessible for residents with disabilities.
Cold Spring Apartments is thoughtfully designed as a multi-generational community that supports a modern mountain lifestyle. Residents will have access to community rooms, wellness and fitness spaces, free Wi-Fi, in-building laundry, and secure storage for bicycles and ski equipment. Outdoor amenities include a children’s play area, walking paths, pavilions, gardens, and green spaces that celebrate the site’s natural beauty. Each unit features a private balcony with views of the Catskills.
Sustainability is a cornerstone of this project. The complex has earned PHIUS CORE 2021 design certification. Cold Spring is also targeting LEED Gold or Silver certification, demonstrating a strong commitment to low energy use, reduced carbon emissions, and long-term cost savings for residents. A geothermal heat pump system will supply heating, cooling, and hot water across the three buildings, significantly reducing the project’s environmental impact.
Designed to reflect the architectural heritage of the Village of Tannersville, the complex features a craftsman style influenced by the region’s alpine and Adirondack charm. Just a short walk from Main Street, the location offers residents convenient access to shops, restaurants, and community life—creating an ideal blend of natural serenity and small-town vibrancy.
